One intake, one pipeline
Buildings lose work in the gaps between channels: a text to the caretaker, an email to the manager, a note at the desk. AryaPM closes the gaps by routing every intake lane into the same work_orders pipeline — the resident app, the concierge desk, the security patrol log, the housekeeping board and recurring maintenance schedules all create the same kind of record.
- Every work order carries a WO-#### number, the unit or common area, photos, priority and the person who raised it.
- Managers see a single queue for the whole portfolio and can flag any job as a manager request that jumps the line.
- Recurring work orders (filters, sump pumps, generator tests, fire-panel checks) generate themselves on their schedule — weekly, monthly, quarterly or a custom cadence.
- Search by WO number, unit, keyword or technician from anywhere in the console.
Named technicians, not an open pool
An open ticket queue lets easy jobs jump the line while the leak on the fourth floor waits. AryaPM assigns each job to a named technician's daily board. Crews can join a job, leave timestamped notes and hand it off with the full history intact. An optional fair-dispatch mode balances new work across the team automatically.
- Per-technician daily boards on the phone, with offline-tolerant photo upload.
- Contractor assignment for jobs that go outside: the trade is named on the order and its site visits are logged against it.
- Reopened jobs are flagged so rework is visible per technician and per vendor instead of billed twice.
- A Daily Crew Report summarises what was opened, closed and carried over, ready to paste into council minutes.
Closing the loop with residents
Residents who can see progress stop calling the office. When a technician closes a job with a photo, the resident who raised it sees the photo and the note in the app and by email. Council members see maintenance activity in their own hub without needing an operations login.
Built for BC strata, condo and rental buildings
The same pipeline serves a self-managed strata with one caretaker and a brokerage running forty buildings with in-house crews. Work orders are scoped to the property, so a portfolio manager can switch buildings without ever mixing records, and each council only sees its own.
Frequently asked questions
Can residents submit work orders themselves?
Yes. Residents submit requests with photos from the resident app or web portal; the office triages them into work orders. Residents follow progress and see the completion photo.
Do technicians need their own licences?
No. Unlimited staff, technician, council, owner and resident accounts are included in the per-door price. Nothing is metered.
Does it handle recurring maintenance?
Yes. Recurring work orders generate themselves on the schedule you set, and preventative-maintenance cadences can be tied to specific assets in the register.
Can outside contractors be assigned?
Yes. A work order can be assigned to a contractor company, and each site visit is logged with check-in and check-out times so the hours on the invoice can be verified.
