Preventative maintenance that runs on a calendar, not on memory

Boilers, make-up air units, elevators, fire panels, backflow preventers, sump pumps — each asset carries its own service cadence, and AryaPM turns that cadence into work orders before anything fails.

Schedules that create their own work

Preventative maintenance fails when it lives in a spreadsheet only one person opens. In AryaPM the schedule is attached to the asset and the platform does the remembering: when a cadence comes due, a work order appears on the right technician's board with the asset's history attached.

  • Weekly, monthly, quarterly, annual or custom cadences per asset or per building.
  • Checklists on the work order so the inspection is done the same way every time.
  • Contractor-performed services (elevator, fire, backflow) tracked alongside in-house tasks with the visit logged.
  • Certification and inspection expiry dates surfaced before they lapse.

A maintenance history the council can defend

Every completed service, photo and condition note lands on the asset's record. When a depreciation report consultant asks what was done to the roof membrane in the last five years, the answer is a filtered list, not an archaeology project.

Condition ratings from 1 to 5 are set by the person who actually inspected the asset. Costs are never invented: a replacement estimate stays empty until a real quote is attached.

Frequently asked questions

Is preventative maintenance a separate module or add-on?

It is part of the maintenance and capital family included in every plan. There are no add-ons or usage charges.

Can contractors record their own visits?

Contractors check in and out on site through the contractor desk; their visit is logged against the work order and their scorecard. Contractors do not receive portal accounts.

Can we import our existing asset list?

Yes. Onboarding imports your asset list, service history and existing schedules; onboarding is waived for 2026 Founding Communities.
