Pricing
$2.00 per door per month. Every module. Nothing metered.
One price a council can approve in one meeting. Hosting, backups, transactional email, campaigns, push notifications and the AI concierge are inside the per-door rate; the only separate charges are four services quoted before any work starts. Communities that join in 2026 keep the rate for five years and have onboarding waived.
Pricing
Every module, every tier. Priced for who you are.
The market sells maintenance, housekeeping, payments, communications and governance as separate products with separate invoices. AryaPM ships all of it in every plan. What changes between tiers is scale, support and onboarding — never which modules you get.
Community
Self-managed stratas, councils and single buildings
$150/month building minimum · start with a $3 thirty-day pilot
- Every module, hosting, email, campaigns and the AI concierge — no usage bills
- Unlimited staff, council, owner and resident accounts
- Direct-to-account payments to the property's own bank account
- Branded community site and resident app
- Founding Community rate: 2026 sign-ups keep $2.00 for five years
Professional
Brokerages and management companies running a portfolio
$600/month portfolio minimum · onboarding and migration quoted per portfolio
- Portfolio command across every property, one login
- White-label community sites and apps per building
- Assisted migration from legacy systems, directory reconciled
- Council-grade reporting: ops, crews, financials, payouts
- Priority support with a named onboarding lead
Enterprise
Large operators with thousands of suites
Scoped from a thirty-day pilot on one building
- Uptime SLA and a dedicated success manager
- Integration scoping with your accounting stack
- Single sign-on (SAML) and a data-processing agreement included; SOC 2 report on the roadmap
- Volume pricing across the whole book
- Security review and procurement support
Why not one flat price? A 150-door council and a 3,000-door brokerage need different onboarding, support and reporting. Charging them the same number would under-serve one and over-charge the other. Every tier still includes all 24 modules.
Services
Four things priced separately. Nothing metered.
The subscription covers everything that runs by itself — hosting, backups, email, campaigns, push notifications and the AI concierge. These four cost our time, so they carry their own line and are quoted before any work starts.
Directory reconciliation against move records, unit and resident import, staff training and the resident invite waves.
New desks, reports, bylaw-specific workflows and integrations — scoped in writing before any hour is billed.
Your own domain on the community site and app, with the certificate and DNS managed for you.
AGM packages and bylaw letters that must go by post, rendered from the same record as the email.
Billed to the property or the management company as an operating line item. Payments processed by a PCI-compliant processor; card fees are disclosed at checkout. No public sign-up — every client is vetted and onboarded by our team.
Annualized net recovery: $9,018. Assumptions: 5% of trade spend recovered through verified on-site hours (the industry gap runs 5–10%), 2% recovered as avoided rework via recall tracking, and 60% of stated admin time eliminated. Cost shown is the Community tier ($2.00/door/month, $150/month building minimum); Professional and Enterprise are quoted per portfolio. We'll run your real numbers in the ops audit.
FAQ
Questions brokers ask first.
Yes — the platform is multi-tenant from the ground up. Every record is scoped to a property, and adding buildings is a configuration change, not a migration. Pricing is per door, so it scales linearly with your portfolio rather than penalising growth.
