Feeds the depreciation report instead of fighting it
Since the 2023 amendments to the Strata Property Act and Regulation, BC strata corporations with five or more lots must obtain a depreciation report on a five-year cycle and can no longer waive it by vote. The consultant still needs a clean inventory and a maintenance history. AryaPM exports both, so the report reflects the building as it actually is.
Capital projects with a paper trail
Once a project is approved, the asset record follows it: the work order, the contractor's logged site visits, progress photos and the closing invoice all attach to the same asset. The next depreciation report starts from a record, not from a memory.
Frequently asked questions
Does AryaPM produce the depreciation report itself?
No. Depreciation reports must be prepared by a qualified person under the Regulation. AryaPM gives that person a verified asset inventory, condition ratings and maintenance history, and stores the finished report for owners.
Can owners see the capital plan?
Council decides. The council hub shows the forecast to council members; the owner-facing financial view is limited to the balance sheet and budget unless council shares more.
What about rental portfolios?
The same register and forecast serve rental buildings; the fiscal-year forecast rolls up across the portfolio for an owner or head office.
