What property management software should do in 2026

A property management platform has to serve four audiences at once: the office that runs the building, the crews and contractors who maintain it, the council or owner who governs it, and the residents who live in it. Software built only for the office produces a good ledger and a bad building. Three structural differences

Feature lists converge. Structure does not. Three decisions define AryaPM and are worth asking any vendor about:

  1. 1.Money settles directly into the property's own bank account. There is no platform float and no remittance run; refunds are issued against the original charge. In BC this is a trust-accounting requirement; everywhere it is a reconciliation you never have to do.
  2. 2.Every job has a name and every visit has a time. Work is assigned to a named technician, contractor visits are logged with check-in and check-out, and reopened jobs are visible — so the invoice can be compared with what happened.
  3. 3.One price includes everything. Modules, users, hosting, email, campaigns, push and the AI concierge are inside the per-door rate. A council can read the whole cost on one line.

Pricing that fits on one line

Community: $2.00 per door per month, $150 monthly minimum, every module, hosting, backups, email, campaigns, push and the AI concierge included. Nothing is metered. Professional: $5.00 per door with a $600 portfolio minimum for brokerages. Enterprise: a custom annual agreement scoped from a thirty-day pilot. The only separate charges are four services quoted before any work starts: onboarding, customisation, a white-label domain and printed mail-outs.

Frequently asked questions

Is AryaPM only for British Columbia?

It is built in BC and its governance defaults follow the Strata Property Act, but it serves strata, condo, rental, HOA, mixed-use and commercial properties across Canada, with data hosted in Canada.

Does it replace our accounting system?

For a self-managed strata it can carry the books. For brokerages and large operators it runs beside your accounting system with a ledger bridge; we do not pitch an ERP replacement.

Is there a free trial?

There is a $3 thirty-day pilot on one building for Community, and a scoped pilot for Professional and Enterprise.

How is data protected?

Row-level isolation per property, invitation-only access, passkeys and two-factor authentication, audited privileged writes, backups every six hours and Canadian data residency. See the Security & Trust page.
