What makes strata software different from rental software

A strata corporation is a democracy with a fiduciary council, a statutory record, an enforcement procedure that can be overturned by a tribunal, and money that belongs to the owners collectively. Rental software assumes a landlord, a tenant and a lease. Strata management software has to assume a council, an owner, a tenant, a manager, a bylaw and the Act.

  • Enforcement must follow s.135: complaint, particulars, response, hearing, decision — or the fine is cancelled.
  • Forms have statutory deadlines: Form B and Form F within one week, Form K to the strata within two weeks.
  • Records belong to owners: minutes within two weeks, s.36 requests within two weeks, copies at the Regulation's fee.
  • Money must not be commingled: portal payments belong in the strata's own account.
  • Capital is planned by law: depreciation reports every five years and a minimum CRF contribution every year.

Priced for a council to approve in one meeting

$2.00 per door per month with a $150 monthly minimum. Every module, unlimited accounts, hosting, email, campaigns, push and the AI concierge included; nothing metered. A 100-unit strata pays $200 a month — a line item smaller than one trade invoice. Communities that join in 2026 keep the rate for five years and have onboarding waived.

Frequently asked questions

Is AryaPM approved by any regulator?

Strata software is not licensed or approved by a regulator in BC. AryaPM is built to the Act, the Regulation and the Standard Bylaws, and to the Real Estate Services Act's trust posture for brokerages.

Can a self-managed strata use it without a manager?

Yes. Community pricing is designed for self-managed councils; a treasurer and a caretaker can run the desks.

Does it work for bare-land and townhome stratas?

Yes. The asset register, enforcement, minutes and money desks apply the same way; bookings and parking are enabled only where the community has them.

Where is the data hosted?

Primary storage is in Canada, with row-level isolation per strata corporation and audited platform access.
