Form B and Form F, generated from the record instead of assembled by hand

A Form B is only as good as the data behind it. AryaPM fills the Information Certificate from the unit's live ledger, the strata's current bylaws, rules and budget, and attaches the depreciation report — then logs the request and the deadline.

  • Monthly strata fees, amounts owing, agreed payments and special levies pulled from the unit ledger.
  • Current bylaws, rules, budget, financial statements and the most recent depreciation report attached from the legal vault.
  • Court, CRT and arbitration matters, alterations agreements and parking or storage allocations from the registers.
  • Request log with the statutory one-week clock and the fee charged.

Form F Certificate of Payment (s.115)

When a lot is sold, the Form F confirms the owner owes nothing to the strata — or that arrangements exist. AryaPM issues it from the same ledger, so the certificate and the arrears report can never disagree.

How fast must a Form B be delivered?

The Act requires the strata to deliver a Form B within one week of the request. AryaPM logs the request and counts down.

Can the strata charge for a Form B?

Yes, up to the maximum set in the Strata Property Regulation, plus a per-page copying fee. The desk records the fee charged.

Does it work for self-managed stratas?

Yes. A council member or treasurer can issue Form B and Form F from the same desk.
