Form K Notice of Tenant's Responsibilities
- A tenant move-in prompts the Form K; the signed notice is stored on the unit within the two-week window the Act sets.
- Bylaws and rules are delivered to the tenant with the notice.
- The registry shows which units are tenanted, which Form K is missing and which has expired with the tenancy.
Short-term rental registry
Where a strata permits short-term accommodation, the registry records each STR unit, its municipal business licence where one is required, and the guests staying under it. Guests are never granted portal access — they are logged, not onboarded — and the guest log answers the council's question of who was in the building on a given night.
Where a strata prohibits short-term rentals, the registry becomes evidence: a unit advertising nightly stays is a bylaw file with the listing attached.
Unit compliance panel
Every unit shows its Form K status, STR status, occupancy, registered owner, mailing address and open bylaw files in one panel. Records are archived, never deleted, so the history survives an ownership change.
Frequently asked questions
Can a BC strata still ban short-term rentals?
Yes. The 2022 amendments removed the ability to restrict long-term rentals, but stratas can still prohibit or regulate short-term accommodation by bylaw, and provincial and municipal rules add further limits.
Do short-term guests get an app login?
No. Guests are recorded in the registry for security and compliance; only owners, tenants and authorised occupants receive portal access.
Is the Form K a fillable PDF?
Yes. The desk generates the official form with the unit and tenant details filled in and stores the signed copy.
