What a Form B is for
Under s.59 of the Strata Property Act, an owner, purchaser or person authorised by them may request an Information Certificate in the prescribed form (Form B). The strata corporation must provide it within one week of the request. Buyers, lenders and lawyers rely on it to know what the lot owes and what the strata is facing.
What it must disclose
- The monthly strata fees payable by the owner of the lot and any amounts owing.
- Any agreement under which the owner takes responsibility for expenses of the strata corporation.
- Any amount that the owner is obligated to pay in the future under a special levy, and the date payable.
- Any amount of a special levy approved but not yet payable.
- Any court proceeding, arbitration or Civil Resolution Tribunal proceeding the strata is party to, and any judgments against it.
- Any notice of a resolution to amend the bylaws or to change the strata's fiscal year, and resolutions passed but not yet filed.
- Any allocations of parking stalls or storage lockers to the lot.
- Any alterations agreement affecting the lot and the person responsible for maintenance.
- Whether the lot is subject to a rental restriction or age restriction bylaw still in force.
Attachments required with the certificate include the strata's current bylaws and rules, the current budget, the most recent depreciation report, the owner-developer's Rental Disclosure Statement where one exists, and the strata's insurance summary. Form F is the sibling
A Form F Certificate of Payment under s.115 confirms the owner owes nothing to the strata or has made arrangements to pay. It is needed to register a transfer at the Land Title Office and carries its own one-week deadline and lower maximum fee.

Frequently asked questions
Can the strata refuse a Form B?
Not to a person entitled to request one. It must be delivered within one week; the strata may charge the prescribed fee.

Is a Form B the same as a Form F?
No. Form B is the information certificate; Form F certifies that the owner owes nothing and is needed to transfer title.
