Direct-to-account by design
In BC, money belonging to a strata corporation must not be commingled with a manager's or a vendor's funds. AryaPM was built for that rule: each property connects its own account, every portal payment is charged directly into it, and refunds are issued against the original charge. A small resident-paid service fee covers card processing so the property's revenue is whole.

Ledgers built in layers
A resident ledger tracks what each unit owes and has paid for portal charges. Beneath it, a fund-accounting general ledger with fiscal periods and period locks, an accounts-receivable bridge, owner statement runs and rental-owner statements serve the treasurer and the accountant. Strata fees and fines from your bylaws are recorded where your accounting policy says they belong — the portal never invents a receivable.

Frequently asked questions
Does AryaPM replace our accounting system?
For a self-managed strata it can carry the books. For a brokerage or large operator it runs the operations and resident layer beside your accounting system, with the ledger bridge keeping both in step.
Who pays card processing fees?
The resident, as a small service fee shown at checkout. The property receives the full amenity or move fee.
Can residents pay strata fees through the portal?
Portal-payable charges are bookings, moves, fobs and similar items. Recurring strata fee collection follows your existing pre-authorised debit arrangement; ask us about the current roadmap for PAD.
